A Kiaora Street estate trades for $22.5 million as a second high-rise is floated for Stirrup Plaza.
A home at 4040 Kiaora Street in Coconut Grove sold for $22.5 million. The deal closed July 27. Sabal Development built and sold the house, which has six bedrooms and eight bathrooms. It spans 8,833 square feet of living space and 9,503 square feet under roof. Vitaliya Alkhovik of Interiors.Vita led the design inside. She used natural materials and custom woodwork to tie the rooms to the lot's mature tree canopy. The home also has a heated pool and spa, two outdoor cooking areas, a gym, movie theater and guest house. The pool sits amid mature greenery, and the outdoor areas include both a covered summer kitchen and a separate kitchen cabana. Lourdes Alatriste was the listing agent. (citybiz)
Second tower with 402 apartments proposed for Stirrup Plaza
Related Urban wants to add a 25-story tower with 402 apartments to Stirrup Plaza. The public-private housing site is on Douglas Road in West Grove. The larger plan would have 818 homes, 811 parking spaces and a new public library. The tower would join a planned 22-story building at Douglas Road and Day Avenue. That first building is now set for 348 apartments. The second tower and garage would face South Dixie Highway near the Douglas Road Metrorail station. Plans also call for a five-story garage. County staff are reviewing the proposal. It is not yet clear if commissioners must vote again or if Florida's Live Local Act would apply. (Miami Times)
Demolition finished at Ziggurat Coconut Grove site
Allen Morris Company has finished tearing down the old structures at the future Ziggurat Coconut Grove site. The cleared lot opens the way for building work to start. The nearly sold-out project will have a five-story office tower and an 18-home condo building above about 45,000 square feet of shops and restaurants. Plans also include open-air walkways and a central courtyard. The project has a $138.5 million construction loan, and completion is expected in early 2028. (PROFILEmiami)
Hundreds return to Elizabeth Virrick Park for West Grove reunion
Hundreds of current and former West Grove residents returned to Elizabeth Virrick Park on Saturday for a reunion centered on reconnecting and celebrating the neighborhood's roots. The gathering also reaffirmed ties to a part of Coconut Grove being reshaped by redevelopment. The afternoon included live music, food and a bounce house for children. Some people traveled from Orlando and Fort Lauderdale, while others came from nearby homes. The event mixed longtime residents with former neighbors whose family ties reach back for generations. Miami Slice is aiming to open in Coconut Grove in late August or early September, though the timing has not been confirmed. The shop is headed to 2996 McFarlane Road. The pizza spot is one of several openings on Miami's August restaurant watchlist, but there is no firm opening day yet. For now, the address is set and the schedule remains tentative. Grand Avenue's blue poetry sign still puzzles passersby
A vivid blue sign carrying three lines of poetry still stands on Grand Avenue in Coconut Grove, five years after it appeared overnight. The sign is part of Roadside Senryu, a national project started in 2020 by an artist who has kept their identity secret. O, Miami brought five of the signs to Miami-Dade for its 2021 poetry festival. Each sign is styled like a road marker and carries a short poem about human nature. A web address on the back leads to a project page with the sign's location, photo and recorded street sounds.
